Buyer's list of preparations for closing
To ensure that your closing goes as smoothly as possible, below are
some times of importance.
- Picture ID and drivers license, etc.
- Bring a cashier check from your bank, made out to
yourself for the amount specified on your HUD statement (Your agent will
call you with your final closing number on the day before closing,
provided the title company can complete the statement on time). You will
sign the check over to the title company when all the papers are signed
by the buyers and sellers.
- One year home owners hazard insurance policy or DEC page.
A paid receipt in full or let your real estate agent know if you made
arrangements with your insurance agent to have it collected on the
closing statement.
Call
utility companies to turn on the utilities at your new home and have the
utility company do a final reading at your current address.
Call about two weeks in advance, some times it takes that long to get

- Make an appointment with your REALTOR® for a final
walk through of the property prior to closing.
Bring
with you any documentation your lender has required at closing,
(pay check stub, etc.) and any paper work you acquired during the
transaction.
- If you are married and your spouse is not on the deed or
mortgage, your spouse must come to closing to sign off their
dower rights.
- Make arrangements at closing for the keys
and any owners manuals to be given to the buyers.
